Close Escrow

Open Escrow

  • This period (usually between 30-45 days) is where the buyer satisfies themselves with inspections, appraisals, & loan securement

  • Depending on the results (and market circumstances), this can lead to a renegotiation of price

Offers

  • I will field all offers, and in conjunction with you, we will counter and accept an offer in order to obtain the right deal for you

  • Tip: The “right deal” isn’t necessarily the highest offer

Show, Show, Show

  • It is extremely important for the home to be readily available for open houses and private showings the first few weeks

Listing

  • Formally list on The MLS, making the listing available to the highest amount of buyers

  • In some cases, we may decide to do a “pocket listing”, where we blah blah blah

Gather Documents

  • Just prior to listing, we will make sure you have all necessary paperwork for the sale

  • Documents include: title, deed, any and all disclosures, etc

Clean & Repair

  • Every seller should deep clean and declutter prior to showing to obtain the best offer

  • Easy and inexpensive cosmetic repairs can make an enormous difference is offer

Price

  • We will do a thorough home valuation – combining a full walk-thru with research on recent comparable sales
     
  • We will finalize our strategy – pricing lower for a quick sale and/or bidding war vs. pricing higher if you have no time constraints and/or need to make repairs
     

Set Schedule

  • Are you looking for a rapid sale due to circumstance?
